Facade and roof restoration in a listed building in Kastella.
Kostas is the owner of a listed two-storey house in Kastella, which for family reasons is no longer inhabited. Due to the property’s age, the building had suffered serious damage.
The roof was leaking, the slab reinforcements had rusted extensively resulting in the deterioration of the thickness, the window frames did not seal and the plaster coatings on the facade had almost completely peeled off.
The situation was discouraging.
The restoration was a must because the building had to be safe for the pedestrians to pass by, Kostas property had to be protected by slowing down the wear and tear. Also the aesthetics of the facade had to be restored. All these with a very specific budget.
Along with the technical issues, we had to deal with the bureaucracy since the building is listed, as well as the difficult access of the machines in the narrow streets of Kastella. After considering several scenarios, we came up with the ideal solution.
Work on the Façade:
- Removal of the small balcony since it was ready to collapse
- Removal of loose parts of plaster coatings
- Improvement of the masonry by filling the joints with strong mortars
- Reinforcement of cantilevers and construction of a new balcony slab.
- Restoration of plaster decoration to their original form using resinous additives and timber casts to faithfully copy the original image.
Roof work:
- Removing all the existing ceramic roof tiles.
- Reinforcement of the timber frame of the roof
- Membrane replacement to address the waterproof problem
- Repositioning of the existing roof tiles to restore the original image.
- Painting with acrylic colours in the same shades as the original ones
Work on the slabs:
- Removal of the deteriorated coating of the reinforcements
- Apply rust inhibitor to old armature
- Placement of new external reinforcement to strengthen the slab
- Installation of external waterproofing layer
