Design, technical and budget proposal for the renovation of a 90sqm apartment

Our first meeting with Eugenia took place at her parents’ house in Kaisariani.
The plan was for her parents to move into the downstairs apartment and for her to settle there with her family.
The apartment, 90 square meters, has great views into the Kaisariani Grove.

Eugenia intended to proceed with the renovation at the end of the year but wanted to know in advance what she was going to renovate and how much it would cost.
So, she invited us to design the new layout of the house and help her prepare properly for the upcoming renovation.

During our visit, we listened to her needs regarding the layout, the division of spaces and her demands regarding aesthetics.
We mapped the apartment and collected important information such as the positions of the vertical columns of the radiators and drains.

Proposal

We noticed that the layout of the house was outdated, with the kitchen located far from the living room and several square meters dedicated to secondary spaces such as the entrance and the hallway.
We decided to move the kitchen next to the living room and the former kitchen space to become a bedroom.
Also, the entrance area that was separated by a door became a single unit with the living room, dining room and kitchen and we set up an office there with extra storage space with wardrobes.

The bathroom and WC remained in the initial positions and dimensions. In the bathroom we proposed to change the internal layout as it was not functional.
We designed a built-in counter with a free-standing washbasin and a walk-in shower.

To emphasize the flow of the spaces and make the apartment look larger, we choose the same wood-effect tile in all rooms and bathrooms.

Technical description:

The technical description states in detail all the different tasks that will take place, the timetable of the renovation and the quality of materials so the owners have the flexibility to modify anything as they wish

We include a detailed budget proposal for the project so that at any time the owners have full control over the finances, quantities, unit prices and individual costs per job.
