Cost and construction process of roof insulation in Zografou.

In this case study, we will explain the construction process to thermal and waterproof insulate the roof of every building. The following solution is ideal for old buildings in which we should not add more weight to the roof.

The problem:

Thanasis contacted us, because he needed assistance with mould and dampness issues in his home. During our visit we noticed that the roof was the problematic part causing all the mould issues.  The old waterproof insulation layers were starting to peel and tear, and the joint of the insulation layers to the gutters was coming off so water could get through these points into the masonry. 

Thanasis also wanted to thermally insulate the roof of his house. After explaining the technique, cost and warranty in detail, we shook hands and started.

Preparation of the slab:
  1. The old waterproofing layers were peeled off and the tar which was used as a bound was washed with a pressure washer.
  2. The roof slab was thoroughly inspected and all loose parts of the plaster were removed.
  3. The gutters were replaced with new ones to ensure that all water goes into the gutters.
Installation of waterproofing:
  1. The roof was painted with new tar.
  2. New asphalt sheets with a thickness of 4.5 mm were installed over the tar.
  3. The asphalt sheets were fixed around the perimeter with aluminium foil and mastic to seal the edges.
  4. We installed vents on the perimeter to let any vapour esqape. 
Installation of thermal insulation:
  1. Thermal insulation sandwich panels were installed, 5cm thick of extruded polystyrene layer and 2cm thick concrete layer. This is how we achieved a ready to walk-on final surface but with minimum weight.
  2. Around the perimeter of the insulation we left a 10cm drainage grove which we filled with gravel.

The cost for the above roof insulation ranges from €40/sq.m. up to €50/sq.m. + VAT depending on the special features and size of each roof.
