Design, technical and budget proposal for the renovation of an 80 sqm apartment

The first meeting with the owners took place in their apartment in Argyroupoli. The apartment is a maisonette (160sqm), which is spread over two levels. The family has lived there for the last 30 years and as their needs have changed due their children being adults now, they would like to divide the two-storey maisonette horizontally, in order to create two apartments of 80 square meters each.

Our proposal concerns the level with the three bedrooms, which belongs to the son of the family. This level  has an independent entrance already, and consists of the bedrooms, a bathroom, a small kitchen and the hall which serves the internal staircase, leading to the floor with the living room, dining room and main kitchen. The owner wanted a independent flat with a kitchen, dining and living room, two bedrooms and a bathroom.

During our meeting, we accurately captured the floor plan of the house with all the useful dimensions, as well as details such as the drainage and heating columns, etc., so that we could design our proposal precisely

The proposal:

We noticed that the apartment has openings on only two of the four sides. For this reason we had to strategically place the spaces so that they are functional and meet the special requirements of each room for natural lighting and ventilation. Thus, we divided the house into two zones, the living and the private. The living area includes the living room, the kitchen and the dining room and the private area the bedrooms and the bathroom. We moved the bathroom to the opposite side of the apartment, so it can be in the private zone and placed the kitchen in its space which is connected in an open plan form with the living area.

We proposed a new timber floor for the whole apartment to tie in with the existing timber floor of the two bedrooms. 

Technical description:

The technical description states in detail all the different tasks that will take place, the timetable of the renovation and the quality of materials so the owners have the flexibility to modify anything as they wish.

Budget:

We include a detailed budget proposal for the project so that at any time the owners have full control over the finances, quantities, unit prices and individual costs per job.
